“Özyalçın Construction Ltd.’s Mixed Structure Special Architectural Project Competition Proposal Project”; It is designed as an “urban equipment element” where all users of the building complex can move / breathe comfortably by making the most of natural light thanks to the separation / expression of the building blocks with different functions, walkable / walkable terraces, wide shaded areas under the eaves, verandas and wide sunken courtyards. The project structure was created with the aim of making all public areas of the building (open, semi-open and closed areas) an inviting urban meeting point that not only the users of the building but also all residents of the city of Kyrenia can benefit from.
Considering the urban development of Kyrenia as stated in the specifications, this region where the competition area is located has the potential to become a newly developing, important public area of Kyrenia. In this context, the competition area, which will be articulated to the developing public area and commercial axis, also has the potential to form the focus of this public area.”
The upper scale urban design decisions determined by taking into account the following;
1. The functions given in accordance with the needs program are grouped as public and autonomous, access to all public functions from the ground floor is provided, the street level facade/showcase length where the food and beverage units, banks and shops are located is increased to the highest possible level. Thanks to the plastic structure of the building complex, the use of shops/restaurants on the street, which is almost a valley from Uğur Mumcu Boulevard, allows for an inviting pedestrian entrance that attracts users both visually and auditorily.
2. The vehicle entrances and exits are not from Uğur Mumcu Boulevard but from a quieter side road. The project has a total of two vehicle entrances and exits. The first of these is located on the western edge of the project as a large and useful drop-off area serving the office building, square and guesthouse lobby belonging to Özyalçın Construction Ltd. The second vehicle entrance and exit reaches the vehicle ramp serving the residential lobby and drop-off area, underground parking and storage areas with more autonomous use, from the southwest corner of the project area.
3. The “Square” is located at the very heart of the complex. All food and beverage units and shops surround this square, defining the open area with open and semi-open shaded recreation areas.
The lobby of the shared office block with semi-public use is also directly accessible from this square. Two of the classic cars belonging to Özyalçın Construction Ltd.
at the entrance of the square, attracting the visual attention of potential users,
find their place in a circular glass pavilion.
4.Lower Square is located on the -1st basement floor, in a location that can be easily reached from the Square.
With escalators, glass elevators, circular holes and sunken palms, the energy of the street on the ground floor continues on this level. In the lower square; there are conference halls, seminar and workshop areas, rentable meeting rooms of shared offices and entrances to a semi-Olympic pool sports hall that also allows competitions.
There are 4 towers on the public ground floor and first floor, which we will call the “Baza” of the 5th building complex. Different functions requested in the competition requirement program find their place in these towers. These towers can basically be named as; - Özyalçın Construction Ltd Office Building - Residential Tower - Guest House Tower - Shared Office Tower.
The main design decision was to find a place for different functions in different towers;
o Maximum view (sea) orientation,
o Avoiding single-sided housing units and increasing sales values thanks to maximum daylight - view orientation by creating housing - accommodation units with at least two sides,
o Reducing the plastic effect of the building complex to the city scale by breaking it up as much as possible,
o Separating the units according to the operation and security scenarios and ensuring their easier control and internal circulation,
o The 4 towers can be defined as surrounding the proposed project square and strengthening the visual perception of being an urban meeting point.
